Meth Testing Rules have Changed. Here’s What it Means for You.

New regulations came into effect April 2026
  • Some testing methods previously allowed – are no longer compliant

The new regulations establish a clear framework for managing methamphetamine contamination in residential properties. They define contamination thresholds and clarify the responsibilities of landlords and property managers to ensure rental accommodation remains safe, clean and habitable.

What’s NO Longer Approved?

Field Composite Tests and "Presumptive" Field Tests - are no longer approved as a valid testing method for screening or detailed assessment. However, using them is still allowed but they are considered non-compliant for legal, or tenancy related purposes.

What Meth Testing Methods Comply with the new Standards?

Current Tenancy Services guidelines identify the following approved methods for valid screening assessments and detailed testing:

1. Laboratory Composite Testing

Discrete Area Sampling - Multiple samples combined in a laboratory (not in the field).

2. Individual Room by Room Sampling

Discrete Area Sampling - Used as per the manufacturer’s instructions, adhering to NZS 8510:2017.

Baseline Testing

Baseline testing undertaken between tenancies, or prior to purchasing a property, provides an important reference point should contamination issues arise in the future. In these scenarios – testing helps Landlords, Property Managers and Potential Buyers make informed decisions. Baseline testing between tenancies is commonly used to reduce risk, disputes and uncertainty. It also provides Landlords with a clear reference point when contamination may have occurred, and it supports any disputes and/or Insurance discussions.

WHAT YOU SHOULD DO!

  • Book a Baseline Test with On-Site Inspections before every new Tenancy begins.
  • Review your Rental Agreements – include clauses for Meth Testing as per NZS8510:2017 Standard.
  • Review your insurance policy. Does your policy cover contamination and/or remediation as per new Government guidelines?
  • Work with qualified and experienced professionals such as On-Site Inspections.

Baseline Screening Assessment

* Stage 2 standalone individual laboratory processing (if required): $119 + GST per sample.
* If any separate external structures exist (e.g., garages, sleepouts, structural sheds) require separate screening, please advise at time of booking.

Service and Cancellation Terms

  • Travel fee may apply.
  • Final pricing is determined by the foundation design, cladding type, number of levels, decks, balconies, roof design and accessibility, number of bedrooms and bathrooms, location and the overall complexity of design.
  • Cancellations finalised inside 12 hours of the scheduled assessment time incur a standard fee of $250 + GST.
  • The cancellation fee does not apply if an inspection timeline is adjusted or re-booked for a later date.
  • Cancellation fees are at the sole discretion of Onsite Inspections Ltd management.
